FAQ's

Thank you for your interest in Bold Development. We hope the information provided below will prove useful to you from either a rental or purchase perspective.

A few of the most commonly asked questions are answered below for your convenience.

DO I NEED MY OWN INSURANCE AS A RENTER?
Yes! Everyone should get renter's insurance and, in fact, it is a requirement of the lease for your apartment. Your belongings are not covered by the building's insurance policy and not only is renter’s insurance fairly inexpensive, it will provide peace of mind that is priceless.

HOW MUCH CAN I AFFORD TO SPEND ON RENT?
In Chicago, the general rule of thumb is 30% of your gross income for tenant-heated apartments. While different landlords use different guidelines for qualifying prospective residents, this is the figure that Bold Development uses to help determine the amount of rent that you should be able to afford.

For instance:

If you earn $45,000/year
$45,000 x 30% = $13,500
You can afford: $13,500 / 12 = $1,125/month

CAN I HAVE A DOG OR A CAT IN THE RENTAL UNITS?
Yes and Yes. As fellow pet owners, we know how coming home to a loving dog or cat is one of the best feelings in the world.

You are absolutely welcome to have either a dog or a cat in your rental unit, but we do not allow exotic animals, monkeys, or snakes. There is a limit of two (2) animals allowed per rental unit.

If you would like to have a dog or a cat, there is a non-refundable pet fee that must be paid either prior to your moving in, or prior to your purchasing your animal. The non-refundable pet fees are as follows:


        Cats - $150.00
        Dogs up to 30 pounds - $200.00
        Dogs 30 pounds to 75 pounds - $250.00
        Dogs 75 pounds and over - $300.00

Further, we ask that you either spay or neuter your animal, and that you declaw your cat if it presently has claws. All vaccinations must be current, and your failure to report your ownership of either a cat or a dog can be grounds for eviction.

WHEN CAN I MOVE IN TO MY RENTAL UNIT?
Please call Lori Gordon @ 773.791.2161 or email lori@bolddevelopment.com to coordinate the date and time of your move. It is very important that you schedule your move-in to ensure that your apartment is in proper condition upon your arrival.

Once you do move-in, we recommend that you complete a move-in checklist to report any problems or damage to your unit and return this list with your next month’s rental payment.

WHEN DO I PICK UP THE KEYS TO MY RENTAL UNIT?
Once you have executed your lease, you must contact Lori Gordon @ 773.791.2161 to coordinate the date and time for your move-in. After your move-in is clarified, Lori will make arrangements for you to pick up your keys.

WHO DO I CALL REGARDING MAINTENANCE REPAIRS OR OTHER PROBLEMS?
We make every effort to see that your apartment is in top condition when you move in. If, however, your apartment requires repair, we will work urgently to cure the problem. Please contact Peter @ 773.386.7178. if you find an item that requires immediate attention after your move in. If you do not receive a prompt response from maintenance, please contact Lori Gordon @ 773.791.2161 or email lori@bolddevelopment.com within 24 hours to log a formal request.

If, after you are settled, you require maintenance for your unit, please contact Peter and follow the same procedure as above.

We will make every effort to reply within 24 hours to all apartment repair requests.

WHAT UTILITY COMPANIES DO I HAVE TO NOTIFY?
You should notify the appropriate companies, shown below, at least one week prior to your move-in to ensure that service is in place when you arrive.

WHEN DO I HAVE TO BE MOVED OUT?
We require all tenants to have the apartment empty and cleaned by 12 pm of the last day of their lease. This allows management to inspect the apartment and ensure it is in proper condition for the new tenant.

If you cannot be moved out, or have the apartment cleaned, by this time, you must contact Lori Gordon @ 773.791.2161 immediately. If, after move-out, your apartment is not returned to its original condition, deductions will be made from your security deposit.

WHERE AND WHEN DO I DROP OFF MY KEYS?
Please call Lori Gordon @ 773.791.2161 or email lori@bolddevelopment.com. to arrange for your move-out. We must receive all keys at the time of your move-out, or within 24 hours after your move-out.

If you fail to return your keys, the charge, and subsequent reduction from your security deposit, will be as follows:


            Mail Box Key - $25
            Front or Rear Entry Door Keys - $50 each
            Apartment Entry Door Key - $50


WHEN CAN I ANTICIPATE GETTING MY SECURITY DEPOSIT BACK?
To receive your security deposit back, a Forwarding Address form must be filled out and given to Lori prior to your move-out. Lori will provide this form for you.

All security deposits will be returned, with interest, within 45 days of your move-out to your forwarding address.
